You’re buying a property that needs work, you have a plan to renovate, and you need to get in before someone else does. Banks hate incomplete kitchens and “as-is” appraisals. Hard money is built for that mess — on purpose.
LVX Capital funds Arizona flips where the exit is a sale (or a clear refinance into a rental loan). We’re based in Scottsdale; most of what we see is Phoenix metro inventory, but we look at Arizona deals statewide when the numbers are real.
What we need to hear on the first call
- Address and purchase price (or contract status)
- Scope of work and rough budget — honest, not aspirational
- Your timeline to list or refinance
- Experience level — first flip or fiftieth; we’ll be straighter if we know
We don’t need a novel. We need enough to know whether the equity and the exit can carry the loan.
Arizona specifics that matter
Summer heat stretches contractor calendars. HOAs can slow exterior work. Older central Phoenix and mid-century stock can hide plumbing and electrical surprises. None of that is a reason to avoid the deal — it’s a reason to underwrite the rehab budget like an adult.
