Usually required (blocking if missing)
- Government ID — for each borrower / signer
- Property address & deal summary — purchase, cash-out, bridge, flip; loan amount sought; hard deadline
- Purchase contract — if buying (with amendments, deadlines, earnest money status)
- Payoff / lien info — if refinancing or there’s existing debt on the Arizona property
- Entity docs (if LLC or corp) — articles / formation, operating agreement or resolution showing who can sign
- Insurance path — binder or agent contact so a policy can bind at closing
- Title / escrow contacts — who is opening or already open; we’ll work with your Arizona title company when it makes sense

- Scope of work and budget (line items beat vibes)
- Contractor info if you have it
- ARV rationale — comps, not hopium
Bridge
- What you’re bridging from and to
- Sale contract or refinance status on the exit side
Cash-out
- Current mortgage statements / payoff quotes
- What the cash is for (we ask)
Helpful but not always day-one blockers
- Recent appraisal (if you have one — we may still need our own valuation path)
- Rent roll / leases on investment holds
- Bank statements or reserves proof when leverage is thin
- Track record / previous flips (nice context, not a substitute for equity)
- Photos of the property
What slows Arizona files
- Wrong signer on the LLC
- Surprise junior liens or HOA issues
- Insurance that won’t bind on a vacant / rehab property
- Rehab budget that ignores heat, permits, or access
- Waiting until the last day of the inspection period to call
