People overthink the first call. You don’t need a binder. You need enough for LVX Capital to know whether the Arizona deal can carry a hard money loan. Here’s the checklist we actually use.
Have this ready
- Address — full street address in Arizona. No address = we can’t underwrite air.
- Contract status — under contract, offer out, already own it, or shopping. Close date if you have one.
- Equity picture — purchase price / current value, existing liens or payoff if any, and what you’re asking to borrow.
- Rehab budget — if it’s a flip or heavy work: rough scope and dollars. Honest beats pretty.
- Exit — sell, refinance, or another clear take-out. “We’ll figure it out” is not an exit.
- Timeline — when you need to fund. Auction dates, inspection periods, and summer contractor calendars all matter here.
- Experience — first flip or fiftieth. Be straight. We underwrite the property either way; honesty changes how we coach the file.
What kills a deal on call one
- Property outside Arizona
- No equity cushion / purchase that only works on fantasy ARV
- No credible exit
- Rehab numbers that ignore Phoenix heat, permits, or HOAs
- A deadline title cannot physically meet
- Looking for a personal loan with no real estate securing it
A fast no saves everyone time. We’re not collecting applications for sport.
