What we need on the first hard money call

Keep it short. Bring these. We’ll tell you if it’s worth a second conversation.

People overthink the first call. You don’t need a binder. You need enough for LVX Capital to know whether the Arizona deal can carry a hard money loan. Here’s the checklist we actually use.

Have this ready

  1. Address — full street address in Arizona. No address = we can’t underwrite air.
  2. Contract status — under contract, offer out, already own it, or shopping. Close date if you have one.
  3. Equity picture — purchase price / current value, existing liens or payoff if any, and what you’re asking to borrow.
  4. Rehab budget — if it’s a flip or heavy work: rough scope and dollars. Honest beats pretty.
  5. Exit — sell, refinance, or another clear take-out. “We’ll figure it out” is not an exit.
  6. Timeline — when you need to fund. Auction dates, inspection periods, and summer contractor calendars all matter here.
  7. Experience — first flip or fiftieth. Be straight. We underwrite the property either way; honesty changes how we coach the file.
Arizona property only. If the collateral isn’t in Arizona, we can’t fund it — and we’ll say that in the first five minutes.

What kills a deal on call one

A fast no saves everyone time. We’re not collecting applications for sport.

What we don’t need yet

Tax returns, a polished pitch deck, or a credit pull “just to see.” If the deal pencils, we’ll tell you what docs come next. See our documents checklist for the later list.

How the call usually goes

Five to fifteen minutes. You talk, we ask clarifying questions, we say yes-worth-pursuing, maybe-with-changes, or no. Office is in Scottsdale: 7652 E Greenway Rd. Suite 103, Scottsdale, AZ 85260. NMLS #2693018.

FAQ

First call — quick answers

Do I need a full loan package on the first call?

No. We need the address, what you’re trying to do, equity picture, exit, and timeline. Full docs come after we know it’s worth underwriting.

Will you pull my credit just to chat?

No. First call is a conversation. We don’t pull credit to screen a phone call.

What kills a deal on call one?

No Arizona property, no equity, no exit, fantasy rehab numbers, or a deadline title can’t physically meet. We’d rather say no early.

Can I call if I’m still under contract?

Yes — that’s common. Tell us the close date and inspection status. Arizona property only.
